Yes. Foreign nationals of any country can buy property on a 100% freehold basis in Dubai's designated freehold areas, holding the title deed in their own name with no local partner or sponsor required. These span 60+ communities, including Downtown Dubai, Dubai Marina, Palm Jumeirah, and Dubai Hills Estate. You do not need to be a UAE resident to buy.
Buying property with a total value of AED 2 million or more in a designated area can qualify you for the 10-year renewable Golden Visa, assessed on the DLD-registered price. You can combine more than one property to reach the threshold, and mortgaged or off-plan purchases from registered developers may also count. Final eligibility is determined by the relevant UAE authorities.
Dubai levies no annual property tax, no capital gains tax, and no tax on rental income at the local level. The main one-off cost is the Dubai Land Department transfer fee of 4% of the purchase price. With registration, agency commission (usually ~2%), and any mortgage charges, total transaction costs generally fall between roughly 5% and 9% of the price. Tax obligations in your home country may still apply.
Off-plan plans are usually expressed as construction-versus-handover splits such as 80/20, 60/40, or 50/50, typically starting with a booking deposit of about 10–20%. Many developers also offer post-handover plans, with part of the price paid in instalments over roughly 2–5 years after handover, and low-upfront structures such as 10/90. Developer instalments are commonly interest-free; exact terms vary by project.
Gross rental yields in Dubai are generally strong at around 6–8%, with apartments averaging roughly 7% and villas closer to 5%. Smaller units in mid-market communities can reach 7–9% gross, while larger apartments and villas typically sit lower. Net returns are usually about 1.5–2.5 points below gross once service charges, maintenance, and vacancy are deducted.
Ready property is already built and can be occupied or rented immediately, whereas off-plan is bought before or during construction on a staged payment plan. Off-plan is regulated by RERA under Dubai’s escrow law, which requires buyer payments to be held in a project-specific escrow account and released to the developer only as construction milestones are verified. Confirm the project and its escrow account are registered with the DLD, and pay only into that account.
You can complete a purchase remotely without travelling to the UAE, typically via a notarised and attested Power of Attorney, or by buying directly from a developer’s overseas sales team. The process increasingly supports e-signed agreements, virtual viewings, and remote registration, with payments flowing through regulated escrow. Engaging a licensed broker or UAE property lawyer is advisable.
